Located in North San Diego County near the Village of Carlsbad, California, Four Seasons Residence Club Aviara offers the same incomparable service and quality that is synonymous with Four Seasons Hotels and Resorts worldwide.
Nestled within the 1,000 acre master-planned community of Aviara, Four Seasons Residence Club offers a total of 132 villas, 114 2 Bedroom (Lockoff) villas and 18 1 Bedroom Premium (Stand Alone) units. Terraced into the lush green hillside in two distinct neighborhoods, The Meadows and The Summits, each area features an inviting Clubhouse with free-form heated pool, whirlpool, children’s wading pool, fitness center with steam room and lockers, and poolside food and refreshments.
Within The Meadows, you will find the 24-hour Front Desk, Concierge, Barista Bar and Seasons Restaurant. Seasons Restaurant offers indoor/outdoor dining with a California coastal menu emphasizing seasonal and locally-sourced ingredients. Chef’s Table and Kitchen Counter offer entertaining interactive dining experiences. Room service is also available.
Driftwood Spa offers beach town charm with a relaxed elegance that is both playful and refined. Featuring three uniquely-designed treatment rooms, a visually stunning nail salon and state-of-the-art fitness room with yoga and Pilates studio, The Spa offers soothing massages, signature body treatments, facials, and manicure/pedicure services.
Four Seasons Aviara features 132 spacious and beautifully-appointed villas, 114 two bedroom villas (approximately 1,670 square feet) and 18 one bedroom premium "stand alone" villas (approximately 1,330 square feet). All villas are outfitted with wireless internet, flat screen TVs, gaming system, DVD player and Bose home theater speaker system.
Daily housekeeping service is provided at no additional charge. Cribs and high chairs are available on request. Well-behaved pets are welcome (maximum one pet per bedroom) with advance notice and a pet-cleaning fee.
Two Bedroom (Lockoff) Villa
Each two bedroom lockoff villa is furnished in a sophisticated yet casual coastal style and features a fully-equipped kitchen with granite counter tops and state-of–the-art appliances, luxurious yet comfortable living and dining areas, a gas fireplace, two master bedrooms with ensuite baths, plus a third guest bath with shower, washer/dryer, and three private balconies or terraces.
With a queen-size sleeper sofa in the living area, and a full-size sleeper loveseat in the larger of the two bedrooms, the two bedroom villa will accommodate 8 guests, but is more suitable for 6.
For added flexibility, each two bedroom villa is configured as a "lockoff" comprised of a one bedroom condominium plus a studio guest suite. Similar to two adjacent hotel rooms, with an interior door between that can be opened to create a suite, the lockoff feature allows the two bedroom villa to be utilized for two weeks of vacation by reserving one week in a one bedroom villa (full kitchen, living and dining area, master bedroom with ensuite bath (plus guest bath with shower), washer/dryer, and two private balconies or patios), plus a second week in a studio guest suite (king bed, sitting area with full-size sleeper/loveseat, kitchenette, and private patio or balcony).
One Bedroom Premium (Stand Alone) Villa
The one bedroom premium villa is approximately 1,330 square feet and features a fully-equipped kitchen, dining area, living area with gas fireplace, laundry room, and two private balconies or patios. The spacious bedroom features a king bed, ensuite bath, and sitting area with full-size sleeper/loveseat, plus a second guest bathroom with shower.
Ownership at Four Seasons Residence Club Aviara is deeded on a weekly interval basis in either a one bedroom premium or two bedroom lockoff villa.
Your deed is identical to any other real estate deed. Ownership is “in perpetuity” and may be passed on to your heirs. You may hold title in any manner including as an individual, jointly with rights of survivorship, in a trust, or as a corporation or LLC.
You may purchase one or more weeks during your preferred season(s) of travel allowing you to create a fully-customized, fractional-interest package perfectly suited to your personal vacation preferences.
Seasons of Ownership
There are two seasons of ownership at Four Seasons Residence Club Aviara. Deeded in one-week increments, you may purchase one or more weeks in only the season(s) you desire to create a "fractional interest" custom tailored to your specific preferences.
Weeks 1-23 and 41-52 (January through mid-June and early October through the end of December, including all holiday weeks).
Weeks 24-40 (approximately mid June through early October).
Services and Amenities
Four Seasons Residence Club Aviara comprises two distinct neighborhoods – the Summits and the Meadows. Each area features a private Clubhouse with the finest in services and amenities, including a well-equipped fitness center, outdoor pools, dining options and Concierge services.
Located at the two neighborhood clubhouses, these bright, pool-view facilities include free weights and state-of-the-art cardiovascular equipment, such as treadmills, stair climbers and recumbent bicycles.
All exercise machines are equipped with private televisions with individual headsets. Certified trainers are available by appointment, and complete men's and women's locker rooms include showers and steam rooms.
Lying by a sun-splashed swimming pool is an essential part of the California experience, and at Aviara, you have two options to choose from. Relax on a comfortable chaise lounge while attentive Four Seasons staff offers you complimentary bottled water, Evian spritzes, chilled towels and poolside amenities.
Both the Summits and the Meadows neighborhoods include a large, free-form pool, with a nearby heated whirlpool and a separate children's pool.
At Four Seasons Residence Club Aviara, there are four ways to enjoy dining. All showcase the freshest ingredients in seasonal preparations.
In May 2015, the resort completed a $6 million renovation of the Meadows Clubhouse and introduced Seasons Restaurant with indoor/outdoor dining daily along with a variety of dining options that include:
Chef’s Table: An interactive, family-style setting within the working kitchen, this venue can seat up to 12 guests and offers an exciting, “behind-the-scenes” look at the energy and choreography that fuels a gourmet restaurant.
Kitchen Counter: A unique venue to watch Executive Chef Sudar prepare a five-course “Taste the Senses” tasting menu, this back-of-the-house counter gives six guests a “front-row” seat.
Private Dining Room: For larger groups, this well-appointed room can seat up to 32 guests and is an ideal venue for private events, business functions, and parties.
Seasons Living Room: For a more casual, laid back dining experience, the Living Room, located in the main lobby, offers comfortable seating, low tables and a light-filled ambiance. This a great place to grab a cocktail, a quick snack or enjoy a cup of coffee.
Barista Bar: At the entrance to Seasons, the bar offers a variety of freshly made coffee and espresso drinks, teas and juices. House-made sandwiches, salads and pastries to-go are also offered.
At The Summits Clubhouse, The Summits Grill offers casual poolside dining and cocktail service daily. Higher Grounds Coffee Shop features specialty coffees, teas and fresh pastries daily.
One of the finest golf facilities in Southern California – The Aviara Golf Club — is just moments from Four Seasons Residence Club Aviara. Designed by Arnold Palmer, the 18-hole, 7,007-yard, par-72 course is sculpted around the natural coastal topography – with water hazards positioned as visual extensions of the Batiquitos Lagoon. The club includes a lavish two-story Spanish-colonial clubhouse with the Argyle Steakhouse and a complete golf shop.
The exclusive Del Mar Country Club, Southern California's premiere private golf destination in nearby Rancho Santa Fe is currently extending special National Membership privileges to Aviara owners in residence. This unique opportunity, currently offered through December 2014, allows Aviara owners to pay this 7,226-yard championshp course, and provides access the the clubhouse, two restaurants, fitness facilities, junior olympic swimming pool, tennis courts, and playground after the first round of play with the convenience of charging privileges posted to your Four Seasons villa account.
Residence Club owners have access to the following during their stay:
Children's amenities, such as child-size bathrobes, complimentary baby and children's toiletries, childproofing equipment, and cribs and highchairs upon request.
Babysitting Services (please allow at least 24 hours notice)
Club 760: a dedicated game room at the Summits Clubhouse with X-Box, Wii, board games, books, computers and movies.
Four Seasons Residence Club Aviara is also one of the few pet-friendly properties available. Owners may bring well-behaved pets upon submitting a Pet Cleaning Fee of $175.00 (for a two-bedroom villa) or $75.00 (for a one-bedroom villa). The Pet Cleaning Fee is charged only once per stay, so if you are occupying for multiple weeks, you will pay only one fee for your entire stay. Pet feeding bowls, beds and other amenities are provided.
Types of Usage
Each villa may be reserved for seven nights of use each year, checking in on your choice of Friday, Saturday or Sunday during your season of ownership.
Other usage options available to ALL owners include:
Double Use (Lock-off)
As an alternative to using your ownership for seven nights each year in the full two bedroom villa, the "lock-off" feature provides you the option of vacationing for two weeks each year, one week in a one bedroom villa with king bedroom, ensuite bath plus guest bath with shower, full kitchen, laundry room and two private patios or balconies, and a second week in the Studio Guest Room with king bed, en suite bath, private patio or balcony and equipped kitchenette.
You may split your week in the one bedroom premium or the full two bedroom villa and reserve two separate stays at different times during your season of ownership, one a three-night stay checking in on a Friday and checking out on Monday; the other a four-night stay checking in on a Monday and checking out on Friday.
Within the Platinum season, a limited number of units were sold as "Fixed Weeks". A Fixed-Week ownership entitles the owner to use a specific week within Platinum season every year without having to make a reservation request. Fixed week reservations are automatically confirmed each year, but fixed-week owners may also request alternate dates, if desired, during standard reservation windows.
Fixed Weeks require a higher initial investment but are an excellent option for owners who want guaranteed availability of their desired week(s) during peak travel times within Platinum season.
All owners are eligible to utilize Double Use (Lockoff) and Split Week options. These options do not require affiliation with Four Seasons Club Exchange.
Unless you purchase a "Fixed Week" ownership, use of your unit requires that you make a reservation request through Owner Services for your desired stay.
Reservations at your Home Resort during your season of ownership may be requested 12 months before your desired check-in date. If you own two or more weeks and wish to reserve consecutive weeks or concurrent units (two units for the same week), you may request reservations 13-months to the day before your desired check-in date.
Annual maintenance fees provide for all costs of maintenance and operation of the villas, common areas and amenities; insurance; utilities; daily housekeeping services; and resort staff . A portion of each maintenance fee is also allocated to capital reserves to provide for major repairs of fixtures and equipments and periodic refurbishing of the villas and clubhouses.
Annual maintenance fees for 2019, regardless of the season of ownership, are $2,576.00 per interval week owned for the two bedroom lock off, and $2,137.00 for the one-bedroom premium villa.
Property taxes are billed separately at approximately 1.5% of your purchase price.
