Ownership at Westin Kierland is deeded on a weekly interval basis in a One Bedroom, One Bedroom Premium, or Two Bedroom Lockoff villa type with use every year (annual) or every-other year (biennial).
Your deed is identical to any other real estate deed. Ownership is “in perpetuity” and may be passed on to your heirs. You may hold title in any manner including as an individual, jointly with rights of survivorship, in a trust, or as a corporation or LLC.
You may purchase one or more weeks during your preferred season(s) of travel allowing you to create a fully-customized, fractional-interest package perfectly suited to your personal vacation preferences.
Westin Kierland Villas features spacious and casual-yet-elegant One Bedroom, One Bedroom Premium, and Two Bedroom Lockoff villas. All villas are equipped with granite counters, wireless internet, flat screen TVs, and Westin's signature Heavenly Beds.
One Bedroom Standard Villa
The One Bedroom Standard (approx. 530 sq. ft.) features a kitchenette (mini fridge, cooktop, and convection/microwave oven), living area with full sleep sofa, dining area, and washer/dryer.
One Bedroom Premium Villa
The One Bedroom Premium (approx. 870 sq. ft.) offers a completely-equipped kitchen with all full-size appliances, living area with full sleep sofa, dining area, and washer/dryer.
Two Bedroom (Lockoff) Villa
The Two Bedroom Lockoff (approx. 1,400 sq. ft.) is a combined villa comprised on a One Bedroom Standard Villa plus a One Bedroom Premium Villa. Similar to two adjacent hotel rooms, with an interior door between that can be opened to create a suite, the lockoff aspect allows the owner the flexibility to vacation of one week in the full Two Bedroom or vacation for two weeks by reserving one week in a One Bedroom Standard plus one week in a One Bedroom Premium. When using the lockoff, owners may request weeks that are consecutive or at completely different times within the season of ownership.
Seasons of Ownership
There are three seasons of ownership at Westin Kierland Villas.
Platinum Plus Season
Weeks 1-21 & 50-52 (January thru May & last 3 weeks December)
Gold Plus Season
Weeks 22-27 & 36-49 (June-mid-July & early Sept. to early-Dec.)
Weeks 28-35 (mid-July to early Sept.)

Westin Kierland Villas offers wonderful amenities that include family, adult, and children's pools, whirlpools, a fitness center with steam rooms and saunas, lounge, children's play area, poolside bar and grill, and so much more Owners may also use all the wonderful amenities at the Westin Kierland Resort and Spa with world-class golf plus easy access to all the fabulous shopping, dining, and entertainment venues of Kierland Commons and Scottsdale Square, all within walking distance or by complimentary shuttle service.
Reservations (Home Resort and Vistana Signature Exchange)
Westin Kierland Villas is a "mandatory" resort providing resale buyers membership in the Vistana Signature Network (VSN)
Owners may request reservations at the home resort 12 months in advance. VSN reservations may be requested 8 months in advance.

Annual maintenance fees provide for all costs of maintenance and operation of the villas, common areas and amenities; insurance; utilities; housekeeping services; and resort staff . A portion of each maintenance fee is also allocated to capital reserves to provide for major repairs of fixtures and equipment and periodic refurbishing of the villas and clubhouses. Property taxes are also included in the annual maintenance fee.
Annual maintenance fees (including property taxes) for 2019, regardless of the season of ownership, are:

VSN Membership is paid annually and is an additional $145.00 for single-week owners and $195.00 total for multi-week owners
